AUC Student Housing
Orion Initiatives is currently developing a $2.9 million, 10-townhome student housing project serving the Atlanta University Center (AUC), the nation’s largest HBCU consortium, home to Morehouse College, Spelman College, and Clark Atlanta University. The project is designed as purpose-built student housing, developed by students, for students, with a focus on quality, affordability, and long-term community impact.
The development consists of 10 new-construction townhomes, thoughtfully arranged across the site to align with zoning requirements and neighborhood context. The project is currently in the rezoning process and represents Orion’s flagship student-housing initiative.

This project is more than housing — it is a student-led ecosystem centered on three core objectives:

Students actively contribute design input, with a focus on comfort, quality, and community pride.
Units are organized to foster affinity, excellence, and shared values among residents and student organizations.
Ownership & Wealth Creation
Select student organizations will have opportunities to participate in asset ownership over time.
Orion Initiatives provides pro bono consulting, capital-raising support, and ongoing partnership across lease-up, property management, and marketing.
Long-term objective: create an ownership and real estate exposure pipeline for AUC students and organizations.
